The Buyer shall also have 30 days after the execution of the contract to perform all feasibility and due diligences as the Buyer may elect in connection with the subject property to determine whether in the Buyer’s intended use from an economic, technical, environmental, zoning and other criteria as set by the Buyer. The study will be conducted at the Buyer’s sole cost and expense. Seller will cooperate fully with the Buyer providing any and all information available regarding the development potential of the property, current and former uses, and environmental and other aspects of the property.

Property must be free of liens, encumbrances, clouds, loans and/or potential third party interests.

"It is understood and agreed that this agreement is a non-binding offer and not a final binding Contract of Sale. The Contract of Sale detailing all rights, duties and obligations will be drafted by Seller and will incorporate all of the business terms specified herein, as well as such other terms and conditions as are acceptable to both parties.
